What Type of Traffic Paint Is Right for Your Property?

When it’s time to refresh your parking lot striping, the layout is only part of the decision. The type of traffic paint used will determine how long the lines last, how often they need to be repainted, and how the property looks over time.

Property owners generally have three options: water-based (latex) traffic paint, acetone/solvent-based paint, and aerosol spray can striping paint. Each serves a different purpose depending on traffic volume, budget, and long-term goals.

Water-Based (Latex): The Standard for Commercial Lots

Water-based traffic paint is the most commonly used product in commercial parking lots. It uses water as the carrier, which evaporates after application, leaving behind durable pigment and binder.

It’s popular because it offers a strong balance of performance and cost. It has lower odor during application, is environmentally compliant in most areas, and performs well under regular vehicle traffic. When applied properly on clean, dry pavement, high-grade water-based paint can last 1–2 years or longer depending on usage.

Acetone / Solvent-Based: When Timing Is Critical

Solvent-based paint, including acetone systems, dries much faster than water-based products. This allows quicker return to traffic and makes it possible to stripe in cooler temperatures.

It’s often selected when speed matters or when weather conditions limit water-based applications. However, it typically comes with stronger fumes, higher material costs, and regulatory considerations in certain areas.

This option is usually chosen for specific project needs rather than routine striping.

Spray Can Striping Paint: A Simple, Short-Term Fix

Many hardware and construction stores sell striping paint in spray cans. For small property owners or quick touch-ups, this can be a convenient and affordable option.

It works best for light-duty areas, temporary markings, or very small private lots. However, in active parking lots, aerosol striping paint generally lasts only 3 to 6 months before fading due to traffic and weather exposure.

It’s not a bad solution — it’s simply designed for temporary or low-traffic situations.

Making the Right Choice

If your goal is a quick, low-cost refresh in a small or lightly used area, spray can striping may be sufficient. If you manage a commercial property and want markings that last through traffic, weather, and inspections, professional-grade water-based or solvent-based traffic paint is the better investment.

For most standard parking lots, high-quality water-based traffic paint provides the best balance of durability, cost, and long-term value.
